Lakefront Big Bear Home Values Are Location Driven

With Big Bear Lake as full as it gets, and lots of water still flowing in, Lakefront homes in Big Bear will be in high demand this summer. Currently we have 29 lakefront homes available in Big Bear Lake and three lakefront lots. The lowest list price on the lake currently is $549,999, and the highest list price is $2,799,900.

Location and land value are important factors to understand when looking at the values of Lakefront homes. Homes with views that are panoramic are more desirable than those with marina views etc. Water depth is also a very big factor on land value. Homes in shallow water locations have issues with boat docks when the water recedes, while those in deep water locations enjoy use of docks even in drought conditions.

 

 

 

Land value often makes up over half of the value of lakefront homes. Prime locations have land values that will exceed $1 million dollars in todays market, while even the least desirable locations on the water will be near $400,000 depending on size etc.

The lake is deepest at the west end, and most of the deep water lakefront locations are also on the west end of the lake. This is a map showing water depth.

There are 37 lakefront homes available currently. These lakefront homes are priced between $500,000 and $3,100,000. With 17 sold in all of 2008, that is a 2 year supply. Of these 35 active listings, 2 are bank owned (.57%), and 1 is a short sale. I should mention that there is another short sale that is not listed in the local Big Bear MLS (like fishing with no bait). I predict that the 2009 summer season will be a good year for unit sales on lakefront homes in Big Bear since the lake level will be high, and because of market conditions many buyers will think that lakefront homes are selling at huge discounts. They are not. While lakefront home pricing has dropped approximately 15 – 20%over the past 3 years, the drop is much less than the overall Big Bear market.  If you are in the market for a lakefront home in Big Bear, it is not a bad time to start looking.
