Are You Ready to Buy a Cabin in Big Bear?

Most buyer’s start their search online before they contact a realtor. This gives the buyer a feel for the market, but not always a true picture.

After you have done some research online, you should contact a lender to determine the current mortgage rates, what you will qualify for, and a price range that will produce a payment that is comfortable on you budget. Taking the time to get your prequalification with a lender will allow you to avoid looking at homes that out of your budget.

Most lenders currently require a minimum of 20% down payment for second homes, and it’s a good idea to offer 3% in good faith deposit. Closing costs are additional cash needed to buy, so be sure to inquire with your lender what these will be for your loan etc.

This is also a good time to select a local Realtor to represent you during the buying process. Selecting your agent is an important process. I would recommend reading blogs from agents that live and work in the Big Bear area to get a feel for the agent that will best represent your interests. It would also be a good idea to check the agent’s client endorsements and reviews. Once you select your agent, I recommend communicating your list of wants and needs so that they can best serve you.

Every buyer wants to get a great deal, but great deals aren’t going to last long. Be ready to act quickly once you see the home that fits your needs and is priced like a deal. Be prepared to compete with other buyers, and often these homes will sell at or above the listing price.

Moonridge Area of Big Bear

Many of my clients ask about the Moonridge area. Moonridge is a neighborhood that has many benefits for people that want to own a home in a Alpine environment and lots of activities near by.

With the mountain terrain with lots of pine, oak and spruce trees it is one of the best places to get away from the city and enjoy the fresh mountain air. Many of the homes in Moonridge have views of Big Bear Lake and  Bear Mountain .

Bear Mountain offers snow boarding and skiing in the winter, and Golf in the summer months.

Since Bear Mountain and Snow Summit are both close, Moonridge is also a great area for homes that can be used as vacation rentals. Many buyers choose to block out periods for personal use, and then allow vacation rentals during the times that they are unable to occupy the home. This allows for income to offset the costs of owning a second home.

 

There are also many National Forest access points in the Moonridge area.

Some of the access points are:

  • Top of Club View Road / 2N10 forest service road.
  • Clubview Road just pass Willow.
  • South End of Ridgecrest.
  • End of Sand Canyon Road.
  • Top of Yosemite.
  • End of Travertine.
  • End of Villa Grove.
Mountain Biking, hiking and Snow Shoeing are convenient from these locations and most every location in Moonridge. Although upper Moonridge feels remote, the shopping areas and Blvd. are less than a 3 mile drive.
The snow removal for upper Moonridge over the past 20 years that I have lived here has been very thorough. I recommend that you be prepared and carry chains, but if you have 4 wheel drive or all wheel drive with snow tires, most roads will be accessible without installing chains.

Boating and fishing are also popular past times in Big Bear during the summer months. Big Bear Lake has 2 public boat ramps along North Shore that are a short drive from the Moonridge area.

Moonridge is the perfect location for buyers that are looking for 4 seasons of fun in the San Bernardino Mountains.

These are the statistics for the 90 homes that have sold in the Moonridge area of Big Bear since June 1, 2010.

One of the more important numbers on this summary is the price differential. At 98.38%, this tells me a couple things that buyers and sellers in Moonridge should note. First, most homes sold in Moonridge during this time period sold within 2% of the list price. Sellers that list their homes with a price cushion that exceeds 10% will not see the showing activity required to produce an offer. Buyers that offer 10 – 15% below list price will often be outbid. Knowing what the market value really is will be the difficult factor for both buyers and sellers. With 142 active listings in the Moonridge area, we are now at a 9.4 month supply. There are 19 home that are in escrow currently. During this same period last year we had 117 closed transactions in Moonridge. While days on the market often is used by buyers to determine what price to offer, the more important number is days at the current price.
