Big Bear Area 10 Year Deed Recording History

We have seen a change in the past 2 years when looking at our deed recordings. Traditionally the highest number of recordings occur during the late summer and early fall months, but in the past 2 years the month of December has had the highest number of recordings.

We also have the lowest inventory of residential homes (569 units as of this morning) that we have had in over 5 years.

Currently in the Big Bear area we have 112 pending sales (escrows) and 39 active contingent short sales that are awaiting bank approval.

I believe prices will continue to soften for the next 12 months, but at a slower rate than what we have seen in the past 3 years.

Big Bear Area 10 Year Deed Recording Information

It looks like 2011 will end up near 2007 and 2009 levels for deed recordings, but fall short of 2010 by about 100 units. Currently their are 157 pending sales in the Big Bear MLS , with 117 of these being residential. The inventory as of this morning is 647 active residential listings. 10 Year Deed Recording Information for the Big Bear Area

Deed recordings year to date are 856 units. This represents a 8.5% increase in units over 2009 for the same period. The current inventory of homes for sale in the Big Bear MLS is 842 as of this morning, with 651 units sold YTD. 49  of the 842 homes are bank owned foreclosures, and 65 are listed as short sales. 37 lake front homes are on the market currently, with only 14 units sold this year. Vacant land inventory is 366 units, with only 51 sold this year.

10 Year Deed Recording History for the Big Bear Area

Deed recordings for July 2010 were down in the Big Bear area from 562 units in 2009 to 515 through July 2010. This represents an 8.3% decline in units YTD. This is a lower number of recordings than we had in March, April or June of this year. With 191 current pending / contingent sales, the numbers may rise over the next couple of months as these homes close escrow. According to the Big Bear MLS statistics, traditional sellers are still the main category that is selling, followed closely by bank owned homes and around 14% short sales. Price differential (list vs. sold price) stood at 93.07% of list. Properties that are overpriced are  continuing  to sit on the market. Average days on the market for closed sales last month in Big Bear was 101. Inventory is up to 881 units as of today (823/2010).

  • YTD 2010 Deed Recordings are down by 14 units (3.7%) over the same period last year, but up 62 units (21%) over the same period in 2008.
  • 2004 was the top year with 1061 recordings during this period, which is 198% higher than this period of 2010.
